Included with my listing services is a complementary in-home consultation with my professional stagers (get a jumpstart with their top home prep tips, here) who will help you understand the free and simple changes you can make to present the home in the most appealing way for the greatest number of buyers. Whether you’re hoping to simply editing back your belongings or are planning for a major remodel project, our stagers take away the guess work and ensure you get top dollar for your home without wasting time or money on unnecessary changes.
Marketing your Home
Marketing your home is a listing agent’s most important role, and we’ve got a game plan that’s second-to-none. In fact, I employ a full-time marketing coordinator who specializes in videography and is responsible for making every home I list stand out. We utilize every means possible to ensure your home has both the highest perceived value and the greatest exposure to potential buyers including professional photography, drone video and pictures, professional listing video tours, 3D renderings of “future potential” spaces, 350+ websites to advertise your home and more.
Home is Listed for Sale
You give us the home for the weekend and we’ll get to work lining up showings and open houses to provide access to potential buyers, fielding inquiries from buyer’s agents and preparing negotiations that ensure the best terms. Typically the home will be presented online as a “Coming Soon” listing, generating buyer interest before we start showings. In a competitive seller’s market we’re often able to generate multiple offers, providing you the leverage to receive the most favorable terms. By selling almost twice as many homes as the average agent we’re also able to help sellers navigate through a buyer’s market our vast sales volume provides extensive market experience to navigate a shifting market, while our comprehensive marketing strategy ensures your home isn’t the one left unsold.
Make an Offer and Negotiate
Once you’ve found the home you’d like to buy, it’s time to make an offer. Here’s where a good agent earns their money – showing you the home is the easy part. I’ll help you navigate through all of our options to make your offer the most likely to be chosen by the seller while ensuring we do everything we can to get you a great deal with the terms most favorable to your situation.
This is when having a keen understanding of the current real estate market is vital! You can keep an eye on all of the evolving market conditions with my monthly Twin Cities Real Estate Market Updates playlist on YouTube.
Home Inspections
Congratulations, your offer was accepted! Now we make sure you understand the condition of the property, inside and out (literally). If home inspection issues have you worried, you can learn more about the most common issues found during a property inspection. Rest assured that while within your home inspection contingency period you’ve got options to address the issues with the sellers or cancel the purchase altogether if the concerns cannot be resolved.
Close the Deal
Approximately 30-60 days after your offer is accepted we’ll be closing on the home purchase! Closing is where buyers and sellers sign all of the required documents to formally transfer the property. Buyer and seller will simultaneously transfer documents, keys and funds, and you’re on to the next chapter!
